As of July 2020, the overall price range for Boston is, for the neighborhoods analyzed, $143-3,564 per square foot. This ranges from the most affordable properties in Roxbury to the most expensive properties in Back Bay.

When we look at average asking prices for each neighborhood, the three most expensive are Seaport District ($1,796/sq.ft.), Beacon Hill ($1,323/sq.ft.), and Back Bay ($1,308/sq.ft.). And for the neighborhoods covered in this analysis, the most affordable are Mattapan ($294/sq.ft.), Codman Square ($301/sq.ft.), and Uphams Corner ($374/sq.ft.).

Why do we report price ranges as well as average price per square foot? We believe that this gives a more complete picture of the neighborhood's pricing. Specifically, a price range gives a sense of the bargains that may still exist in established neighborhoods, but which may be obscured by the average figure. And these ranges also give a sense of the upper end of pricing in emerging neighborhoods.
