How much do price ranges differ across neighborhoods?

Boston has at least ten neighborhoods where the average asking price is over $1,000 per square foot, from the South End ($1,052), Financial District ($1,087), Bay Village ($1,101), Fenway- Kenmore-Audubon ($1,202), Beacon Hill ($1,206), Fort Point ($1,231), Back Bay ($1,299), Downtown Crossing ($1,751) and of course, the Seaport ($2,247).

While most of these neighborhoods are clustered on the Shawmut Peninsula (“Boston Proper”) section of the city, two of these neighborhoods are outliers. Fenway- Kenmore-Audobon is southwest of Boston Proper, and the Seaport is just across the channel, on the South Boston peninsula. This suggests that, if current market trends continue, prices in adjacent neighborhoods may converge and cross that $1,000/sq.ft. threshold. These neighborhoods include Waterfront ($962/sq.ft.), North End ($870), and South Boston ($752).
