Analyzing the housing market in Spuyten Duyvil

Spuyten Duyvil - in addition to being serious bonus points in Scrabble - is one of the southernmost neighborhoods of the Bronx. At the southwest corner of the borough, it overlooks the Hudson River and the New Jersey Palisades, and is just across the Bronx River from Manhattan's Inwood neighbohood.

The neighborhood has a mix of stately single-family houses, historic apartment buildings, and post-war co-ops. The current average asking price in Spuyten Duyvil is $313 per square foot. "But this is one of those neighborhoods where the average price doesn't give a sense of how broadly the neighborhood's prices vary," said Constantine Valhouli, the Director of Research for NeighborhoodX.

With this in mind, the individual properties that make up that average range broadly, from $180/sq.ft. (2390 Palisade Ave. #3C) to $608/sq.ft. (2715 Netherland Ave.).
