Real estate coverage of New York City tends to focus on the same neighborhoods, breathlessly covering when townhouses break the million-dollar price point, or when condos exceed townhouse prices, or when condos sell for over $1,000 per square foot.
With this in mind, we wanted to focus on some of the under-the-radar neighborhoods – those which are part of New York City but which might feel like a world apart to those living in Manhattan or the adjacent neighborhoods of Brooklyn and Queens.
There are over 520 miles of shoreline in New York City, more than the combined coastlines of Miami, Boston, Los Angeles, and San Francisco. There are approximately 39 neighborhoods with beaches in New York City. Of these, 16 are in Queens, 9 are in Brooklyn, 8 are in Staten Island, and 6 are in the Bronx. Only Manhattan has no natural beaches remaining.
In southern Queens, Howard Beach is one of those neighborhoods. The average price for the neighborhood is $372 per square foot. And the individual properties that comprise this average range from $234/sq.ft. (160-16 96th St.) to $475/sq.ft. (11 Bayview Avenue).
To put these prices in context, the most expensive property in Howard Beach is currently priced comparable to the least expensive property in the Inwood neighborhood in upper Manhattan.
